Raffles Residences Coconut Grove brings the brand’s first standalone homes
Thirty-five private homes on Biscayne Bay, developed with Mast Capital and BH Group, are the first Raffles project built entirely around private residential ownership.
Raffles Hotels & Resorts has announced Raffles Residences Coconut Grove, the brand’s first standalone residential development. It is a small collection of 35 private residences at 2545 South Bayshore Drive, on Biscayne Bay in Miami’s historic Coconut Grove. The project was announced on 29 October 2026 with the developers Mast Capital and BH Group. Sales are anticipated to launch this Fall, with residences priced from $4.5 million USD.
For Raffles, the project marks a new kind of address. It follows Raffles Boston, a mixed-use property that combines a hotel with private residences. Coconut Grove is designed entirely around private residential ownership. The homes are the whole of the project, and the Raffles name and its tradition of service are shaped around them. Accor owns the Raffles brand, so the announcement also extends the group’s branded residences into one of the most closely watched residential markets in the United States.
The building will hold a select range of private homes, crowned by a limited offering of penthouses. The developers describe views across the bay, over Coconut Grove’s private enclaves and towards the Miami skyline. The announcement does not yet say how many of the 35 residences will be penthouses, or how the homes will be divided by size and layout. Those details will matter most to buyers comparing floor plans once sales open.
Brandon Haw Architecture is leading the design. The practice was founded by Brandon Haw after 26 years with Foster + Partners, and that background suggests a disciplined, considered approach to a building of this size on a prominent bayfront site. Accor One Living is supporting the project, bringing the group’s residential expertise alongside the architects and the two developers.
The scale of the project is central to the idea. With only 35 households, the intention is that homeowners will be known personally, with services shaped around daily life and delivered in the spirit of the service and discretion Raffles is known for. Most buyers of a Raffles-branded home are likely to know the brand from its hotels, where personal service is the defining quality. The developers present Coconut Grove as an attempt to carry that quality into a permanent home, at a size where it can be maintained over time.

Ownership also comes with benefits that reach well beyond Miami. Through the Accor Ownership Benefits Program, owners receive global VIP recognition and Elite membership in ALL Accor, the group’s loyalty programme, with preferred rates at more than 45 brands and over 5,800 hotels and resorts. For an owner who travels often, this links the home to a worldwide hotel portfolio. The same recognition applies whether the next stay is at a Raffles hotel or one of the group’s other brands. The announcement does not specify which Elite tier owners receive, and buyers will want that confirmed in writing.
For now, the practical step is to register interest. Interested buyers can register at RafflesResidencesCoconutGrove.com ahead of the anticipated sales launch. Several points remain open at this stage, including completion timing, penthouse pricing, the detail of the residential service programme and its costs to owners. Each is worth raising early. With only 35 homes, the choice of units is likely to be limited, and early registration is the surest way to see the full range of floor plans.
Raffles Residences Coconut Grove gives the brand a permanent residential presence in Miami, built on the same principles of personal recognition and discretion that define its hotels. For anyone who already plans their travel around Raffles, or around Accor more broadly, it offers a home in one of Miami’s most established neighbourhoods. Ownership comes with recognition across the group’s hotels worldwide, and the building’s small size is the basis of its promise of personal service.
