IHG and Alphanam Group have announced The Residences at InterContinental Sapa Resort, a collection of 79 branded villas in the Muong Hoa Valley in Sapa, Lao Cai Province. The announcement was made on 8 September 2026. The project brings InterContinental branded residences to Northwest Vietnam for the first time, and it gives the country’s northern highlands a place on the brand’s map.

The villas will sit within the 83-hectare Alphora Muong Hoa International Resort Complex, a larger development in the valley. IHG expects the project to become the highest-altitude InterContinental branded residential project in the world. Most of the group’s residential portfolio sits in cities and on coastlines, so a mountain setting is a new direction for the brand in this category.

A broad team is behind the design. DP Architects, Avalon, SCSY and P Landscape are named on the project, with design leads from the United Kingdom and Switzerland. For a scheme of this size in a valley landscape, the landscape brief matters as much as the buildings, and a dedicated landscape practice on the team shows that the grounds have been part of the plan from the start.

The development is targeting EDGE green building certification. EDGE is a recognised standard for resource-efficient construction, and aiming for it at a resort in a sensitive highland setting is a considered choice. Buyers and future guests who weigh a property’s environmental credentials will want to follow whether the certification is achieved once the project is built.

Alphanam Group, the Vietnamese conglomerate behind the project, already works with IHG. The two companies have an existing partnership covering InterContinental and Holiday Inn Resort, and the Sapa residences extend that relationship. An established partner with experience of the brand’s standards gives the new project a steadier footing than a first-time collaboration would have.

The Sapa project belongs to a wider push. IHG counts 35 branded-residence projects across 19 countries, and Vietnam has been an active market for the group this year. The Sapa announcement follows other 2026 branded-residence signings in the country, including The Regent Ho Tram. Taken together, these deals show IHG putting its luxury brands into Vietnamese destinations beyond the familiar city stays.

For travellers, this is news to note and keep an eye on. IHG and Alphanam have announced no opening date, and there is nothing to book yet. The announcement also gives no pricing for the villas and no detail on the resort facilities planned alongside them. The key points so far are the location, the scale of the complex, the design team and the plan to make this InterContinental’s highest residential address.

What the announcement does settle is a direction of travel. An InterContinental resort and residential enclave in the Muong Hoa Valley would give Sapa an internationally branded mountain retreat run by a group with a long Vietnamese partnership behind it. As timelines, residence details and the hotel side of the project are confirmed, we will report on them, and on when a stay in the valley can go in the diary.
