Kimpton to Debut in Rome in 2029 with a Restored Theatre at Its Centre
A 114-room Kimpton is planned for Rome's Via Veneto area, expected in 2029, with a rooftop bar and an existing theatre restored as an arts and events venue.
IHG Hotels & Resorts has signed a Kimpton hotel in Rome, bringing its Luxury & Lifestyle brand to the Italian capital. Announced on 30 September 2026 with Castello Sgr, the 114-room property is expected to open in 2029 in the Via Veneto area, with a restored theatre as its defining feature.
The project will transform an existing building into a luxury lifestyle hotel of 114 rooms. The plans set out a rooftop bar, a restaurant, an internal courtyard, wellness facilities and dedicated meeting and event space. Taken together, that is a complete brief for a city hotel: somewhere to eat and drink, somewhere to recover after a day on foot, and a courtyard to give the building a quiet centre. The rooftop bar, in a city that rewards a view at dusk, is likely to be the first space many visitors seek out.
The theatre is what sets the scheme apart. An existing theatre within the property will be restored and reinvented as a multifunctional arts and events venue, and IHG describes it as a cultural and social hub for guests and locals alike. For a traveller, that promises a hotel with an evening life of its own, where the audience is drawn from the city as well as the guest list. What the venue will stage is a detail to watch for as the opening approaches.

The address matters too. IHG calls the Via Veneto area one of Rome’s most prestigious districts, and the Kimpton will be the group’s third hotel there and its ninth in the city. In Rome it joins existing IHG properties including InterContinental Rome Ambasciatori Palace and Six Senses Rome, alongside the upcoming Hotel Alexandra Rome, Vignette Collection. For travellers who book within the IHG family, the capital is becoming a city with a widening choice of brands and styles under one group, and Kimpton adds the lifestyle option to that list.
For Kimpton, Rome is a second step into Italy. The hotel will join Kimpton Villa Miramare Taormina as the brand’s second property in the country, and the signing adds to a European portfolio of 14 open Kimpton hotels with six more in the pipeline. Taormina and Rome make a natural pairing for anyone who likes to plan an Italian itinerary around a single brand, and the Rome signing gives that idea a firm second point on the map.
The announcement sits within a broader expansion by IHG in Italy. The group operates 33 hotels in the country with 21 more in the pipeline, and has passed 50 open and pipeline properties there, on figures as of 30 June 2026. Willemijn Geels of IHG said Italy is a priority market for the company and described Rome as the ideal location to introduce Kimpton.
Ownership rests with Castello Sgr’s Rome Hotel Development Fund, whose sole investor is 1AM Rome Prime Real Estate Development Fund. The fund owns the hotel, IHG brings the brand, and the theatre’s restoration forms part of the same scheme as the 114 rooms around it. That pairing of a hotel and a cultural venue under one roof is the element that gives the project its character.
This is an announcement for the long-range list. The 2029 opening is an expectation, and what has been confirmed so far is a signing and an outline. That outline is clear enough to be useful: 114 rooms, a rooftop bar, a restaurant, a courtyard, wellness facilities and a revived theatre, in a district where IHG already has two hotels. For anyone planning a return to Rome towards the end of the decade, it is a name to note and a project to follow as the restoration takes shape.
